A new, vibrant urban neighborhood is taking shape in Düsseldorf’s popular Heerdt district: VIERZIG549. In collaboration with project partner DIE WOHNKOMPANIE NRW, Bauwens is developing a modern living and working environment on a 140,000-square-meter site.
The project offers a wide range of housing options, from one-bedroom to five-bedroom apartments, designed to accommodate different stages of life. With 3,000 square meters of public green space, a daycare center with five groups, and two integrated neighborhood retailers (dm drugstore and ALDI SÜD), the necessary infrastructure for daily needs is conveniently within walking distance.
The vibrant life at VIERZIG549 is further enlivened by the bustling activity in the office and commercial spaces. In addition to the retail spaces at the end of the neighborhood, the adjacent buildings feature additional small-scale spaces designed to meet daily needs. These will eventually house a hair salon, a pharmacy, restaurants, a wine bar, and a delicatessen or organic market.
Starting in 2026, the W12 apartment complex on Willstätterstraße will be developed on land adjacent to VIERZIG549, thereby actively integrating it into the neighborhood’s master plan. Covering an area of 12,413 square meters, four buildings will house approximately 223 additional apartments as well as a two-classroom daycare center.
