Two hotels and a specialty retail store were built under the direction of Bauwens and Kauderer Konsulting at Frankfurter Ring 228 in Munich’s Schwabing district. Construction work on the building—designed by OSA Ochs Schmidhuber Architekten and planned by Bauwens—began in May 2018. Three upper floors were added, providing space for more than 400 hotel rooms. In total, the construction project created a usable area of more than 18,100 square meters.
In the front section of the complex, the Hamburg-based Centro Hotel Group has established a 4-star hotel under its Fourside brand, offering 218 rooms to welcome travelers. The rear section features 191 rooms at a NIU hotel operated by the Novum Hospitality Group. In addition, the A.T.U. auto specialty store—previously located on Frankfurter Ring—has found a new home on the ground floor. To ensure convenient parking and short distances, the building sections are connected underground by a parking garage with 140 spaces, while an additional 60 spaces will be available for customers and guests in the outdoor area.
To meet the site’s energy needs, Bauwens constructed a combined heat and power (CHP) plant. The natural gas-fired CHP plant, equipped with two peak-load boilers, efficiently supplies the complex with heat and electricity. The project was completed in the summer of 2021.
