Bauwens Development and Swiss Life Asset Managers celebrate topping-out ceremony for the "Reiterstaffel Offices" project in Cologne

The project, with around 12,000 square meters of office space, is being realized as a joint venture between Bauwens Development and Swiss Life Asset Manager and marks the completion of the joint development project "Quartier Reiterstaffel," which has already created over 50,000 square meters of rental and ownership space between 2011 and 2017.the completion of the "Reiterstaffel Offices" and thus of the complex is scheduled for early 2025.
"With the 'Reiterstaffel Offices', we are completing a vibrant neighborhood development that offers people in the south of Cologne a new place to live and work with 470 apartments, a daycare center, a primary school, and retail space on Bonner Straße," says Anett Barsch, Head of Project Development at Swiss Life Asset Managers in Germany. "The new office building is also part of the 'Quartier Reiterstaffel' development, which was initiated by Swiss Life Asset Managers in 2011."This environment will also benefit the new office building," she adds.
Its design allows for a high degree of flexibility. The intelligent architecture means that the spaces can be customized. The façade is prefabricated as a sandwich façade. This ensures high precision in the design and enables a shorter construction process.

"In RWZ AG, we have found an ideal tenant who has recognized and taken advantage of the benefits of the Reiterstaffel complex for its employees at its Cologne headquarters," explains Alexander Jacobi, Managing Director of Bauwens Development. From here, the agricultural group will manage its approximately 200 locations throughout Germany in the future.
"We think long term. In addition to the expected high quality of the office and social areas, the connection to the motorway ring road and the direct link to the new light rail line on Bonner Strasse were important decision-making criteria for us," says Christoph Kempkes, CEO of RWZ AG, explaining the company's decision to move from the immediate vicinity of Cologne Cathedral to the southern part of the city.
The "Reiterstaffel Offices" consist of two staggered buildings and are laid out as a spacious campus. Thanks to an efficient and almost completelyspace-free building concept, the spaces offer optimal floor plans for contemporary working and provide users with potential for further growth as well as a variety of views and attractive terrace areas.
The Reiterstaffel Offices have been awarded the DGNB certificate in platinum.
Thanks to their location in the south of Cologne, in the immediate vicinity of the historic Marienburg villa district, the Reiterstaffel Offices have excellent infrastructure connections. Cologne-Bonn Airport can be reached in 20 minutes, Cologne Central Station in 15 minutes by car or in just under 30 minutes by bus. In the future, public transportation will be nearly halved with the opening of the north-south light rail line currently under construction. Christoph Kempkes on the delays in the construction of the new light rail line: "We are counting on the route on Bonner Straße being completed quickly, which is particularly important for all those employees who rely on public transport."
The Reiterstaffel complex
The Reiterstaffel Offices mark the completion of the joint Reiterstaffel complex development. Between 2011 and 2017, a new residential district with 470 residential units was built on the site of the former police cavalry barracks in Marienburg. The ensemble of four- to six-story residential buildings is grouped around a car-free central square that runs through the entire complex from east to west.
