Nollendorfplatz: Bauwens lays foundation stone for sustainable office development "NO6"

Sustainable energy supply with geothermal energy and photovoltaics

At the heart of NO6 is an innovative energy concept with 90-meter-deep geothermal probes that supply the building with renewable energy all year round. "This technically sophisticated solution, which is rarely implemented in inner-city locations, is a prime example of how sustainable energy supply can work in the heart of Berlin today," explains Clemens Stahr, managing partner of Bauwens Development Berlin.

Photovoltaics, heat recovery, and a completely combustion-free heating and cooling supply enable virtually CO₂-neutral operation. Extensive green roofing, a 338-square-meter inner courtyard, and eight newly planted trees create a green retreat in the middle of the city. NO6 has already been awarded the DGNB platinum pre-certificate for this holistic approach. In addition, the project is aiming for the WELL Gold certificate and the Efficiency House Standard 40.

Excellent design for modern working environments

NO6 is designed as a boutique development and combines the highest sustainability standards with sophisticated architecture. The international architectural firm HENN has designed a sculptural structure with a striking façade, whose floor-to-ceiling, concave windows give the building a distinctive character. The architecture deliberately references the curves of the neighboring Metropol Theater, a listed building, and blends harmoniously into the historic surroundings. A café on the ground floor and green outdoor areas open the building up to the square and make it a lively part of the neighborhood.

With flexible office spaces ranging from 195 to 775 square meters, NO6 offers space for a wide variety of work concepts—from focused individual work to creative co-labs. The spaces can be used floor by floor or as a single-tenant solution. There will be a total of seven floors, as well as space for 46 bicycle parking spaces and 146 square meters of terrace space.

      The VIERZIG549 apartment complex in Düsseldorf-Heerdt continues to take shape. With visible progress in the construction phases to date, the completion of the last of a total of five construction phases is now imminent. Three separate construction sites are being developed in this phase. The first phase is construction site 1.3, which comprises 129 modern residential units, including 105 publicly subsidized apartments, and six commercial units. With the acquisition of the subsidized residential space and commercial units on the ground floor, Wohnbau GmbH has secured around 80% of the total residential and usable space. Following two previous investments in the complex, they are once again sending a strong signal for affordable housing in Düsseldorf.

      The project, with around 12,000 square meters of office space, is being realized as a joint venture between Bauwens Development and Swiss Life Asset Manager and marks the completion of the joint development project "Quartier Reiterstaffel," which has already created over 50,000 square meters of rental and ownership space between 2011 and 2017.the completion of the "Reiterstaffel Offices" and thus of the complex is scheduled for early 2025.

Last Friday, May 3, 2024, CBS International Business School and EUFH opened their doors for a grand opening ceremony that attracted numerous visitors.     • Completed Waldviertel complex in Cologne-Rodenkirchen stands for modern living in green surroundings

      The recently completed Waldviertel enriches the Cologne-Rodenkirchen district with a modern and barrier-free residential complex with park-like landscaping. A lively complex has been built on the approximately 22,000 square meter plot of land between Konrad-Adenauer-Strasse, Friedrich-Ebert-Strasse, and Bahnstrasse. Thirteen residential buildings with a total of 272 one- to five-room apartments, a three-group daycare center, and two commercial units were completed after three years of construction. The joint project by Bauwens and Convalor was acquired in 2018 along with additional neighboring building sites, with Bauwens Construction responsible for construction.

    • AERA Berlin: Forward-looking office complex with green roof garden completed

      Bauwens celebrates the completion of AERA Berlin in Berlin-Charlottenburg, a showcase property that combines work, life, technology, and nature. The eight-story office complex, located in the immediate vicinity of the Spree River, offers 12,000 square meters of modern office space that can be flexibly divided into up to 24 units. With this innovative space concept, Bauwens is responding to the changing requirements of the working world and offering companies of all sizes and from a wide range of industries optimal working conditions. The project was acquired by Real I.S. AG for two institutional special funds/special assets and was completed in a planning and construction period of five and a half years. The renowned architectural firm Grüntuch-Ernst is responsible for the architectural design of the building.

      The high-quality façade and flexible floor plans allow the rooms to be used individually, from law firms to start-ups. Architectural highlights include the spacious foyer with ceilings over six meters high and the continuous panoramic glazing of the conference areas at the southern tip, which is over five meters wide.
