Düsseldorf-Heerdt: Wohnbau GmbH purchases a further 105 residential units in the VIERZIG549 complex
The VIERZIG549 apartment complex in Düsseldorf-Heerdt continues to take shape. With visible progress in the previous construction phases, the completion of the last of a total of five construction phases is now imminent. Three separate construction sites are being developed in this phase. The first is construction site 1.3, which comprises 129 modern residential units, including 105 publicly subsidized apartments, and six commercial units. With the acquisition of the subsidized residential space and commercial units on the ground floor, Wohnbau GmbH has secured around 80% of the total residential and usable space. Following two previous investments in the complex, they are once again sending a strong signal for affordable housing in Düsseldorf.

In the heart of the neighborhood center – innovative architecture and high quality of life
The planned building, directly adjacent to Marlene-Dietrich-Straße, deliberately stands out from the typical block structure of the complex and sets new standards in terms of living quality and design. With five standard floors and a variety of floor plans ranging from two- to six-room apartments, it offers the right home for every need. Six commercial units are being built on the ground floor, which are intended for shops selling everyday goods. Two green inner courtyards create attractive places to retreat and contribute significantly to the high quality of life of future residents. "The innovative architecture aims to ensure optimal lighting in the apartments," explains Katrin Eming, Managing Director of DIE WOHNKOMPANIE NRW.
"The demand for high-quality living space remains unabated in Düsseldorf. We are creating a neighborhood here that perfectly combines modern living requirements and sustainable urban planning," says Eming. In accordance with the 2023 Building Energy Act, the construction site meets the Efficiency House 55 standard. The infrastructure is complemented by an underground car park with 69 parking spaces and a bicycle garage. The exterior design places particular emphasis on semi-public green spaces and play areas, including sand pits with play equipment. An urban recreational area with generous tree planting rounds off the concept and creates an inviting atmosphere for all residents.
Due to the high proportion of apartments in the publicly subsidized segment and the special neighborhood-building measures, the project is being funded by the state of North Rhine-Westphalia from its special quota for "neighborhood measures." "We are very pleased to be working with Wohnbau GmbH again, as this partnership has proven extremely successful in the past. Thanks to the funding and constructive cooperation with the Housing Authority and the Ministry of Home Affairs, Municipal Affairs, Construction and Digitalization, we are creating important affordable living space for Düsseldorf," says Timo Wess, Managing Partner of Bauwens Development.
