Bauwens Development lays foundation stone for new DHL Express location in Cologne

With the laying of the foundation stone in Cologne-Marsdorf, Bauwens Development and DHL Express Germany today officially launched a forward-looking logistics project. A state-of-the-art facility for the international express service provider is being built on a 20,000 square meter plot of land on Toyota-Allee, developed by Bauwens Development. Goldbeck West is responsible for the construction.
"We are delighted to have found a long-term user in DHL Express for this site, which is so important to our company. This project represents a new starting point for us. We will be developing further projects in the logistics and light industrial asset classes in the future," explains Alexander Jacobi, Managing Partner of Bauwens Development.

The new building comprises around 5,500 square meters of production and office space and meets the highest standards of efficiency, sustainability, and future viability. In addition to a high-performance sorting facility for up to 6,000 shipments per hour, three so-called PUD fingers ("pick-up and delivery") with direct access for 96 delivery vehicles are being built. The technical infrastructure is designed for the complete electrification of the vehicle fleet.
The project also sets standards in terms of sustainability: a heat pump, a 350 kWp photovoltaic system, and a green roof with biodiversity components ensure a positive CO₂ balance. The building will also be equipped with sufficient charging capacity so that in future all delivery vehicles can be operated fully electrically and charged directly at the loading bays. The targeted DGNB Gold certification and EU taxonomy compliance underline the high ecological standards of the development.
For Bauwens, the project also has a historical dimension: the land was used decades ago for its own precast concrete plant – now a modern logistics site is being built here, combining the company's long industrial tradition with a clear vision of the future.
The completion and commissioning of the new DHL Express site is scheduled for the end of 2026.
