Bauwens Development and Swiss Life Asset Managers celebrate completion of the Reiterstaffel Offices project in Cologne

Good news from the south of Cologne: Bauwens Development GmbH & Co. KG and Swiss Life Asset Managers Deutschland GmbH announce the completion of the "Reiterstaffel Offices" on schedule. A contemporary office property that meets the highest standards of architecture, flexibility, and sustainability has been built on the historic site of the former Reiterstaffel police unit in Cologne. At the end of February, the building was officially handed over to Raiffeisen Waren-Zentrale Rhein-Main AG (RWZ), which will be the first tenant to manage its nationwide activities from this location in the future.

The Reiterstaffel Offices are characterized by modern, loft-like, and flexible floor plans. Whether cubicles, open-plan offices, or inspiring work landscapes, the virtually column-free floor plan promotes agility of use, offers space for new ideas, and remains open for future changes.spacious south-facing terraces and mature trees create an inspiring campus atmosphere that offers employees a high quality of life. The building has been awarded the DGNB Platinum certificate, confirming the highest standards of sustainability and energy efficiency.

With around 12,000 square meters of office space, the Reiterstaffel Offices form the final component of the Reiterstaffel complex, an urban mix of residential and commercial space that has been under development since 2011. The complex comprises a total of 470 apartments, a daycare center, an elementary school, and various retail spaces.

"The completion of the Reiterstaffel Offices marks the successful conclusion of a decade of intensive development work in the south of Cologne. We are delighted to have gained RWZ as a prestigious tenant who appreciates the advantages of this location," says Udo Girke, Head of Construction/Distribution at Swiss Life Asset Managers in Germany.

RWZ, one of Germany's largest agricultural trading companies, is relocating its headquarters from Altenberger Strasse in downtown Cologne to the new premises at Gaedestraße 7-9. "The increasing specialization and complexityof our business world requires ever closer integration and cooperation between the various disciplines within the company. The new, state-of-the-art building will provide us with a working environment that promotes the necessary collaboration," emphasizes Michael Göthner, member of the RWZ Executive Board. "In addition to the high quality of the office and social areas, the excellent transport links and proximity to the future light rail line on Bonner Strasse were decisive factors in our choice of location."

The central location in the south of Cologne, not far from the historic Marienburg villa district, ensures ideal infrastructure connections. Cologne/Bonn Airport is only 20 minutes away, and Cologne Central Station can be reached in 15 minutes by car. The future north-south city railway will further improve accessibility by public transport.

RWZ is moving into one of the two building units, including the two-story connecting building. Leasing activities are still ongoing for the as-yet-unlet building 7, which offers around 5,400 m² of rental space. These spaces have their own entrance area (foyer) and can be used independently of the RWZ. The rental spaces can be flexibly divided into units starting at 270 square meters, offering a wide range of possible uses.

    Bauwens is pleased to announce the successful sale of the last residential building in the Greenpark apartment complex in Berlin-Neukölln. The property at Buschkrugallee 64 was acquired by the state-owned Berlinovo Immobilien Gesellschaft mbH.

    Greystar Real Estate Partners had already acquired buildings 1-14 in February 2024 as part of a forward purchase deal. With the sale of house 15, the last building in the project has now been sold. Bauwens Development is responsible for the project development. Goldbeck will carry out the turnkey construction.

    The recently completed Waldviertel enriches the Cologne-Rodenkirchen district with a modern and barrier-free residential complex with park-like landscaping. A lively complex has been built on the approximately 22,000 square meter plot of land between Konrad-Adenauer-Strasse, Friedrich-Ebert-Strasse, and Bahnstrasse. Thirteen residential buildings with a total of 272 one- to five-room apartments, a three-group daycare center, and two commercial units were completed after three years of construction.   • AERA Berlin: Forward-looking office complex with green roof garden completed

    Bauwens celebrates the completion of AERA Berlin in Berlin-Charlottenburg, a showcase property that combines work, life, technology, and nature. The eight-story office complex, located in the immediate vicinity of the Spree River, offers 12,000 square meters of modern office space that can be flexibly divided into up to 24 units. With this innovative space concept, Bauwens is responding to the changing requirements of the working world and offering companies of all sizes and from a wide range of industries optimal working conditions. The project was acquired by Real I.S. AG for two institutional special funds/special assets and was completed in a planning and construction period of five and a half years. The renowned architectural firm Grüntuch-Ernst is responsible for the architectural design of the building.

    The high-quality façade and flexible floor plans allow the rooms to be used individually, from law firms to start-ups. Architectural highlights include the spacious foyer with ceilings over six meters high and the continuous panoramic glazing of the conference areas at the southern tip, which is over five meters wide.
