Bauwens Development and Swiss Life Asset Managers celebrate completion of the Reiterstaffel Offices project in Cologne

Good news from the south of Cologne: Bauwens Development GmbH & Co. KG and Swiss Life Asset Managers Deutschland GmbH announce the completion of the "Reiterstaffel Offices" on schedule. A contemporary office property that meets the highest standards of architecture, flexibility, and sustainability has been built on the historic site of the former Reiterstaffel police unit in Cologne. At the end of February, the building was officially handed over to Raiffeisen Waren-Zentrale Rhein-Main AG (RWZ), which will be the first tenant to manage its nationwide activities from this location in the future.
The Reiterstaffel Offices are characterized by modern, loft-like, and flexible floor plans. With around 12,000 square meters of office space, the Reiterstaffel Offices form the final component of the Reiterstaffel complex, an urban mix of residential and commercial space that has been under development since 2011. The complex comprises a total of 470 apartments, a daycare center, an elementary school, and various retail spaces.

RWZ, one of Germany's largest agricultural trading companies, is relocating its headquarters from Altenberger Strasse in downtown Cologne to the new premises at Gaedestraße 7-9. "The increasing specialization and complexityof our business world requires ever closer integration and cooperation between the various disciplines within the company. The new, state-of-the-art building will provide us with a working environment that promotes the necessary collaboration," emphasizes Michael Göthner, member of the RWZ Executive Board. "In addition to the high quality of the office and social areas, the excellent transport links and proximity to the future light rail line on Bonner Strasse were decisive factors in our choice of location."

The central location in the south of Cologne, not far from the historic Marienburg villa district, ensures ideal infrastructure connections. Cologne/Bonn Airport is only 20 minutes away, and Cologne Central Station can be reached in 15 minutes by car. The future north-south city railway will further improve accessibility by public transport.
RWZ is moving into one of the two building units, including the two-story connecting building. Leasing activities are still ongoing for the as-yet-unlet building 7, which offers around 5,400 m² of rental space. These spaces have their own entrance area (foyer) and can be used independently of the RWZ. The rental spaces can be flexibly divided into units starting at 270 square meters, offering a wide range of possible uses.
